Reported a repair and it’s still not fixed?

Council and housing association tenants could claim compensation, and get the work done. Tell us about it in 2 minutes and a law firm on our panel takes it from there.

You could claim if

  • You rent from a council or housing association
  • You’ve told your landlord about the problem
  • It still hasn’t been fixed

You can complain to your landlord, then the Housing Ombudsman, yourself for free. We may receive a payment from RFLCS Ltd (Home Disrepair Claims) for introducing your claim. It doesn’t come from you.

The deadlines

The law gives your landlord deadlines

Since 27 October 2025, Awaab’s Law has set time limits for councils and housing associations in England to deal with damp, mould and emergency hazards.

From 30 November 2026 it covers more hazards, including excess cold, electrical hazards, falls and fire.

Awaab’s Law time limitsSocial housing · England
  1. 24 hoursEmergency hazards

Investigate and make safe anything that puts you in immediate danger.

  2. 10 working daysSignificant hazards

Investigate a significant risk to your health or safety, like serious damp and mould.

  3. 3 working daysAfter investigating

Tell you in writing what they found and what they’ll do.

  4. 5 working daysAfter investigating

Do the safety work to remove the risk.

If your landlord misses these, you can complain, and you may be able to claim.

Questions

Straight answers

The things tenants ask us most.

Do I have to report the repair first?

Yes. Your landlord has to know about a problem, and have a reasonable time to fix it, before you can claim. If you haven’t reported it yet, we’ll show you how.

How is compensation worked out?

Usually as a share of the rent you paid while the problem wasn’t fixed, depending on how badly it affected your home.

What does it cost?

Nothing to check. If your claim succeeds, the law firm’s fee comes out of your compensation. See our fees page for the full table.

What is Awaab’s Law?

A law that sets deadlines for councils and housing associations in England to deal with damp, mould and other serious hazards.

Why use Report Repair?

A law firm on our panel takes your claim up with your landlord: it asks for the repairs to be done and claims compensation for you, so you don’t have to deal with your landlord on your own. It’s free to check, and if your claim succeeds the law firm’s fee comes out of your compensation.
