Courts usually award a share of the rent you paid while the problem wasn’t fixed. Three things decide how much. Habinteg’s own target for a routine repair is 20 working days, so a repair left longer than that is already late by its own standard.

Sep 2025: The regulator found weaknesses in Habinteg’s repairs service, with targets missed, low tenant satisfaction and more complaints, and said its damp and mould service needed more work to meet Awaab’s Law.
